RENTAL CRITERIA 1. A complete and accurate application must be submitted. One for each adult (18 years of age or older). If a line isn’t filled in, (or the omission explained satisfactorily) it will take us longer to process your application. A credit report must be run on all applicants 18 or older. No one under the age of 18 will be allowed to rent a unit unless they will be occupying the unit with a legal guardian. False information is grounds for denial. If misrepresentations are found after a rental agreement is signed, the rental agreement will be terminated. 2. Sufficient Income / Resources.* Verifiable gross income of 2 times the monthly rent, or 6 times the monthly rent amount in savings. Presenting pay stubs helps speed up the process. Roommates, between them, must have a gross income of 2 times the monthly rent. If married and applying together, between them, they must have a gross income of 2 times the monthly rent. 3. Positive rental history or housing references.* One year of consistent rental history with no late payments, rule violations or damages. Rental references from family do not count toward the rental requirement. Poor references from previous landlords may result in denial of application. 4. Good established credit.* Poor credit, evictions, unpaid collections, or any other court judgments owed to a property management company, may result in a denied application. 5. No criminal background. Any violent felony convictions, or registered sex offenders will be denied. Any misdemeanor convictions including but not limited to the manufacture, distribution or possession of an illegal substance, domestic violence, theft or any other crimes that would be considered a serious threat to real property or other resident’s peaceful enjoyment of the premises may be denied. __________________________________________________________________________________________ * If your application is denied based on income, no rental history, or poor credit, you may elect to have a cosigner. The co-signer must complete a separate application and pay a non-refundable application fee of $25, have a gross income of 4 times the monthly rent, have good established credit, and must own property in Idaho. The approved co-signer will sign the lease and will be financially responsible for any charges in the event that the residing tenant(s) cannot fulfill their obligations. __________________________________________________________________________________________ Application Fees: $20 non-refundable application fee for each applicant over 18. This must be paid by MONEY ORDER or CASHIER’S CHECK. Cash or personal checks will not be accepted. Holding Deposits: If you would like to hold a unit while your application is being processed, you can pay a holding deposit of $100, which is to be paid by money order or cashier’s check and will hold the unit for up to two weeks. Once your application is approved, the holding deposit may be applied towards your security deposit. If your application is denied, the holding deposit will be refunded to you. If your application is approved and a move in date is scheduled, the holding deposit is non-refundable if you change your mind and decide not to rent the unit. Security Deposits: Standard security deposit is $250 if all criteria above are met. In the event that you do not fully meet the application requirements for income, rental history, or credit, but are still approved, you may have a higher security deposit of $500 or $750. Security deposits are returned within 30 days of move out and after any deductions for rent, cleaning or damages. Your security deposit CANNOT be used to pay your last month’s rent. _______________________________________________________________________________________________
After your application is approved: The security deposit and first month’s rent must be paid by money order or cashier’s check prior to move in.
